Every integration we build came from a request like yours. Tell us the tool you want, and we'll add it to the roadmap.
Short answer: you'll use the MLS, not Zillow directly — and here's exactly why.
A lot of agents assume they can upload photos directly to Zillow. In reality, Zillow doesn't accept listing photos from third-party tools — not from us, not from any staging service. Zillow gets listing data (including photos) from your MLS through automated syndication feeds.
So when agents ask "does RestageHQ integrate with Zillow?" — the right answer is no direct Zillow integration exists anywhere in the industry because Zillow is a downstream destination, not an upload target. The integration agents actually want is with the MLS — because once a photo is in your MLS listing, it flows automatically to Zillow and every other major real estate site within 24–48 hours.
Right now, direct API integration with specific MLS systems is on our roadmap but not live yet. Your current workflow works like this:
1. Stage your photo in RestageHQ (~60 seconds). 2. Download the staged image with the "Virtually Staged" watermark enabled for MLS compliance. 3. Upload it to your MLS portal through the standard photo manager (takes about 30 seconds). 4. Your MLS syndicates the photo to Zillow, Realtor.com, Redfin, and your brokerage website automatically over the next 24–48 hours.
The manual upload step adds roughly 30 seconds per photo compared to a fully automated pipeline. Most of our beta agents tell us the time savings from staging itself (60 seconds vs 24–48 hours) dwarfs that extra 30 seconds of upload work.
When our direct MLS integrations go live (starting with Bright MLS, CRMLS, and Stellar MLS based on agent demand), the workflow compresses:
1. Stage your photo. 2. Click "Push to MLS" and select your active listing. 3. The photo appears in your MLS listing within seconds, automatically with the compliant virtual staging disclosure. 4. Zillow syndication still happens on the MLS's normal 24–48 hour cycle — that part doesn't change, because it's controlled by the MLS, not us.
In other words: direct integration saves you the 30-second manual upload step, not the full day of Zillow syndication (which is governed by each MLS's data-feed schedule and isn't something any tool can speed up).
Yes — every major MLS permits virtually staged photos, but with disclosure requirements. Typically you must:
1. Include "Virtually Staged" as a visible watermark or caption on each staged image. 2. Add a disclosure line in the listing description (e.g., "Photos shown include virtual staging"). 3. Not virtually add walls, rooms, or structural features — only furnishings and decor.
RestageHQ handles #1 automatically with our one-click MLS watermark export. #2 is your job (add a single line to your listing description). #3 is our product rule — we don't add structural elements, only furnishings, so you stay within every MLS's disclosure requirements by default.
Exact disclosure rules vary slightly by MLS. When in doubt, check your local MLS's "Virtual Staging" policy page or ask your broker.
Yes. For any listing where you upload photos directly (Zillow Premier Agent profiles, Zillow Rentals, FSBO, your brokerage website, your own listing page, Facebook Marketplace, Craigslist, Instagram, printed brochures), just download the staged image and upload it the same way you'd upload any photo. You own full commercial rights to every staged photo.
We build integrations in order of agent demand. Based on early interest, Bright MLS (mid-Atlantic), CRMLS (California), and Stellar MLS (Florida) are the first on our roadmap. Request your MLS below to influence the order.
